{"id":89923,"date":"2022-02-18T15:23:43","date_gmt":"2022-02-18T15:23:43","guid":{"rendered":"https:\/\/quehacerpolitico.mx\/?p=89923"},"modified":"2022-02-18T15:23:46","modified_gmt":"2022-02-18T15:23:46","slug":"los-retos-inmobiliarios-para-las-casas-de-lujo-en-2022","status":"publish","type":"post","link":"https:\/\/quehacerpolitico.mx\/?p=89923","title":{"rendered":"Los retos inmobiliarios para las casas de lujo en 2022"},"content":{"rendered":"\n<p>Por Redacci\u00f3n NotiExpress | La Revista del Sector Inmobiliario<\/p>\n\n\n\n<p>El 2021 revel\u00f3<strong>&nbsp;mejores \u00edndices que el a\u00f1o antecesor,<\/strong>&nbsp;sin embargo, los retos inmobiliarios a\u00fan dejaron rezagados a ciertos&nbsp;<strong>sectores indispensables<\/strong>&nbsp;como lo son las&nbsp;<strong>casas de lujo<\/strong>&nbsp;y la<strong>&nbsp;vivienda residencial.<\/strong><\/p>\n\n\n\n<p>Los<strong>&nbsp;efectos de la pandemia<\/strong>&nbsp;han registrado ca\u00eddas en el rubro inmobiliario principalmente en el segmento de operaciones de&nbsp;<strong>casas de lujo<\/strong>, lo cual ha dificultado la labor de diversos desarrolladores que ya ten\u00edan previsto desde el 2020 un rendimiento favorable para sus transacciones.<\/p>\n\n\n\n<p>Despu\u00e9s de tres a\u00f1os consecutivos a la baja, se estima que el&nbsp;<strong>2022<\/strong>&nbsp;sea el a\u00f1o en el que el&nbsp;<strong>subsector plus y de lujo<\/strong>&nbsp;se estabilice en<strong>&nbsp;zonas centrales de M\u00e9xico.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"expectativa-para-las-viviendas-de-lujo-2022\"><strong>Expectativa para las viviendas de lujo 2022<\/strong><\/h2>\n\n\n\n<p>Ante la<strong>&nbsp;contracci\u00f3n suscitada<\/strong>&nbsp;para las&nbsp;<strong>casas lujosas,<\/strong>&nbsp;se detall\u00f3 que tanto la oferta como la demanda es alentadora para el 2022 en cuanto a ventas, de acuerdo a informaci\u00f3n de<strong>&nbsp;Inmobiliarias<\/strong><\/p>\n\n\n\n<p>Diversos especialistas tambi\u00e9n enunciaron una&nbsp;<strong>disminuci\u00f3n del 24.6%<\/strong>&nbsp;en cuanto a&nbsp;<strong>residencias en M\u00e9xico de<\/strong>&nbsp;lujo comparado con datos previos a la pandemia por COVID.<\/p>\n\n\n\n<p>Las&nbsp;<strong>viviendas de gama alta<\/strong>&nbsp;como lo son&nbsp;<strong>mansiones de lujo<\/strong>, casas o departamentos han&nbsp;<strong>tenido dificultades<\/strong>&nbsp;para crecer en el mercado inmobiliario debido a que son otros segmentos medios y residenciales en<strong>&nbsp;zonas centralizadas<\/strong>&nbsp;los que han tenido mejores&nbsp;<strong>\u00edndices de inversi\u00f3n inmobiliaria.<\/strong><\/p>\n\n\n\n<p>La<strong>\u00a0carencia de demanda y la desaceleraci\u00f3n de inversi\u00f3n<\/strong>tambi\u00e9n es un reto que a la fecha perdura debido a cuestiones globales sociales y econ\u00f3micas.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"803\" height=\"1024\" src=\"https:\/\/quehacerpolitico.mx\/wp-content\/uploads\/2022\/02\/image-144-803x1024.jpeg\" alt=\"\" class=\"wp-image-89925\" srcset=\"https:\/\/quehacerpolitico.mx\/wp-content\/uploads\/2022\/02\/image-144-803x1024.jpeg 803w, https:\/\/quehacerpolitico.mx\/wp-content\/uploads\/2022\/02\/image-144-235x300.jpeg 235w, https:\/\/quehacerpolitico.mx\/wp-content\/uploads\/2022\/02\/image-144-768x979.jpeg 768w, https:\/\/quehacerpolitico.mx\/wp-content\/uploads\/2022\/02\/image-144-1205x1536.jpeg 1205w, https:\/\/quehacerpolitico.mx\/wp-content\/uploads\/2022\/02\/image-144-115x146.jpeg 115w, https:\/\/quehacerpolitico.mx\/wp-content\/uploads\/2022\/02\/image-144-39x50.jpeg 39w, https:\/\/quehacerpolitico.mx\/wp-content\/uploads\/2022\/02\/image-144-59x75.jpeg 59w, https:\/\/quehacerpolitico.mx\/wp-content\/uploads\/2022\/02\/image-144.jpeg 1249w\" sizes=\"auto, (max-width: 803px) 100vw, 803px\" \/><\/figure>\n\n\n\n<p>Otro reto al que se enfrenta dicho subsector se vincula a las&nbsp;<strong>restricciones<\/strong>&nbsp;que los gobiernos locales aplican para el desarrollo<strong>&nbsp;del rubro inmobiliario,<\/strong>&nbsp;ya que son las grandes ciudades las que optan por&nbsp;<strong>viviendas verticales<\/strong>&nbsp;que puedan abrazar a \u00edndices poblacionales m\u00e1s amplios. La alternativa ante ello ha sido la adaptaci\u00f3n de los&nbsp;<strong>desarrollos de departamentos de lujo y viviendas plus<\/strong>&nbsp;a un sentido vinculado con mejores servicios, m\u00e1s elevados y que puedan&nbsp;<strong>elevar la calidad de vida<\/strong>&nbsp;de los habitantes.<\/p>\n\n\n\n<p>La&nbsp;<strong>contracci\u00f3n de la demanda<\/strong>&nbsp;que hubo durante el 2022 y parte del 2021, se ver\u00e1 reflejada en la&nbsp;<strong>decisi\u00f3n de compra de los clientes<\/strong>&nbsp;que en este a\u00f1o invertir\u00e1n significativamente en&nbsp;<strong>casas de lujo y residencias m\u00faltiples<\/strong>. Los ajustes de precios se concretizar\u00e1n debido a las&nbsp;preventas&nbsp;u operaciones que por la&nbsp;<strong>crisis sanitaria<\/strong>tuvieron que suspenderse.<\/p>\n\n\n\n<p><em>\u201cEl segmento de la vivienda de lujo fue uno de los m\u00e1s afectados por la crisis sanitaria, ya que mucha gente ante la incertidumbre posterg\u00f3 su decisi\u00f3n de compra; pero creemos que este segmento se recuperar\u00e1, si no a los niveles previos a la pandemia, si podr\u00e1 recuperarse un poco\u201d<\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"evolucion-del-mercado-inmobiliario-en-demanda-residencial\"><strong>Evoluci\u00f3n del Mercado Inmobiliario en Demanda Residencial&nbsp;<\/strong><\/h2>\n\n\n\n<p>Al&nbsp;<strong>cierre de 2021<\/strong>&nbsp;algunas de las ciudades que m\u00e1s sobresalieron en cuanto a o<strong>ferta inmobiliaria<\/strong>&nbsp;fueron aquellas que en a\u00f1os posteriores tambi\u00e9n mostraron un buen avance en desarrollos inmobiliarios nuevos como lo son Morelos,&nbsp;CDMX, Nuevo Le\u00f3n, Jalisco, Quintana Roo&nbsp;y&nbsp;Yucat\u00e1n&nbsp;<\/p>\n\n\n\n<p>Los precios oscilan entre los&nbsp;<strong>5 MDP en adelante,<\/strong>&nbsp;lo cual nos deja vislumbrar el tipo de subsector al que se vincula.<\/p>\n\n\n\n<p><em>El segmento Inter\u00e9s Medio mantuvo sus niveles durante el per\u00edodo agosto- diciembre. El segmento Residencial tuvo su participaci\u00f3n m\u00e1s baja en el mes de mayo, pero despu\u00e9s recuper\u00f3 sus niveles y se mantuvo estable. De igual manera los segmentos Residencial Plus y Premium, tuvieron un movimiento inmobiliario de poca participaci\u00f3n a nivel nacional, pero no tuvieron variaciones importantes en el a\u00f1o.<\/em><\/p>\n\n\n\n<p>La<strong>&nbsp;contracci\u00f3n del 2021<\/strong>&nbsp;no deber\u00e1 repercutir las expectativas para el 2022, por lo que es fundamental impulsar las<strong>&nbsp;casas de lujo y viviendas plus<\/strong>&nbsp;en zonas de crecimiento econ\u00f3mico amplio y con buenos&nbsp;<strong>horizontes de inversi\u00f3n.<\/strong><\/p>\n\n\n\n<p>A\u00fan quedan cuestiones pendientes que analizar, tales como la migraci\u00f3n que las personas est\u00e1n teniendo a&nbsp;<strong>ciudades alternativas<\/strong>&nbsp;para el desempe\u00f1o del<a href=\"https:\/\/www.lamudi.com.mx\/journal\/trabajo-remoto-beneficios-sector-inmobiliario-mexico\/\" rel=\"noreferrer noopener\" target=\"_blank\">&nbsp;<\/a>trabajo remoto&nbsp;y como esto ha logrado&nbsp;<strong>\u00edndices favorables de oferta y demanda<\/strong>&nbsp;en ciudades tur\u00edsticas&nbsp;o de gran prospecci\u00f3n social y econ\u00f3mica.<\/p>\n\n\n\n<p>Las\u00a0<strong>viviendas de lujo<\/strong>\u00a0representan un subsector \u00fanico para el mercado en M\u00e9xico, por lo que crear estrategias de integraci\u00f3n para los ciudadanos ser\u00e1 tambi\u00e9n una de las metas para este a\u00f1o.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"803\"
